New Building Plans

UPDATE 01/04/2026

At E&ECC’s meeting with Cruden Homes on 17th March in connection with the planned development at Wadeslea it was decided that there should be a Public Consultation Meeting, to be held as soon as possible in Earlsferry Town Hall. The date for this has now been fixed - Wednesday 22nd April 2026, between 2pm and 7.30pm. Representatives from Cruden Homes will be on hand to answer everyone’s questions pertaining to the planned development.  More details to follow.

Meanwhile, Cruden Homes, in conjunction with Scottish Water have provided us with some questions and answers in relation to sewage management

 The land at Wadeslea has been sold to Cruden Homes who will shortly be submitting a Reserved Matters application for the new development.

  • The proposals will include 46 private houses, 10 retirement bungalows and 30 affordable homes. 
  • Regarding the affordable homes, 10 homes will be offered for social rent through Kingdom Housing Association. 
  • The remaining 20 affordable homes will be offered to the community by the Woodhaven Housing Company on mid-market rents or discounted sale with a rural housing burden attached to the title. 
  • The 10 retirement bungalows will be designed with elderly needs in mind and restricted to the over 55 age demographic. 
  • Scottish Water will be upgrading and increasing the capacity of the sewage network by removing surface water currently entering the network via road drains and instead discharging it through the SuDS system at the Wadeslea development. 
  • Disappointingly there appears to be no demand from care home operators to build a new purpose-built care home at Wadeslea.
  • The Woodhaven Housing Company has been approved by the Scottish Ministers to be designated as a Rural Housing Body which will allow Rural Housing Burdens to be applied to the title of any discounted sale affordable housing.
